You open the door. Your heart sinks.

“How do I prove it was them?” “The deposit won’t even cover this.” “The new tenant moves in on Monday.” “I’m not even in Dubai.” “One access card is missing.” “The agent says it’s between us.” “We never did a proper check-in.” “What am I allowed to claim?”

This happens to landlords in Dubai all the time.

You don't have to sort it out alone.

At home abroad on a rainy morning, the landlord takes notes on a video call while planning the check-out

We document it.

Every room and every defect, photographed, located and dated. Keys and cards counted. The tenant is invited to sign.

We back you.

We help you set out your deductions with the photos. A complete file if it comes to that.

Same handover. A very different month.

Damage after a tenancy in Dubai. What the law says.

The tenant hands the property back as received, except for ordinary wear and tear.

Article 20

What it means for you

Questions.

What is a check-out inspection?

A check-out inspection records the condition of a rental property on the day the tenant hands back the keys. Every room is photographed and dated, each defect is located and described, and keys, access cards and remotes are counted. It is what a landlord in Dubai relies on to justify deposit deductions.

My tenant left the flat damaged. What should I do first?

Do not repair or clean yet. Book a check-out inspection so every defect is photographed, located and dated first. Then list your deductions item by item, with photos and quotes, and send them to the tenant in writing. Once something is fixed, the proof is gone.

The tenant says the damage was already there. How do I prove it?

With a check-in report, each room is compared with day one. Without one, rely on a dated check-out record made before any repair, plus anything from move-in: listing photos, messages, invoices. Read what happens at the RDC without a check-in report.

Can I keep part of the deposit for damage?

Yes, for damage beyond normal wear and tear that you can show. Under Article 21 of Dubai Law No. 26 of 2007, the tenant returns the property in the condition it was received, except for ordinary wear and tear. Read our guides on keeping a tenant deposit and on normal wear and tear versus damage.

What if the damage costs more than the deposit?

The deposit is held for maintenance at the end of the lease, and the balance goes back to the tenant (Article 20). If repairs cost more, the difference can be claimed at the Rental Dispute Center, and the claim rests on your evidence: the report, the photos and the repair quotes.

How much does a check-out inspection cost in Dubai?

From AED 349 per visit with a Snagify inspector, all rooms. Larger and furnished homes cost more. Send the property details on WhatsApp and we reply with the exact figure, usually within the hour.

I never did a check-in report. Is a check-out report still useful?

Yes. It fixes the condition of every room on handover day, before any cleaning or repair. It is strongest next to a check-in report, but without one it is still a dated, signed record of what the tenant handed back.

What if the tenant refuses to sign or does not come?

The inspection goes ahead. The tenant gets a link to sign. If they refuse or never answer, the report records that.

What does the report cover?

Every room photographed with date and time, each defect located and described, keys, access cards and remotes, the inventory for furnished homes, and a QR code and file fingerprint so anyone can check it was not edited.

Can I use it at the Rental Dispute Center?

The signed report carries what the RDC weighs: dates, photos, signatures and file integrity. No report format is pre-approved by the RDC. If you need to make a claim, we help you put the file together. See our RERA page for more.

Are you lawyers?

No. We are property inspection specialists who know how handovers work in Dubai. We explain what is usually claimable, record the handover and help you prepare your file. For legal representation, speak to a lawyer.

Is the inspector on my side?

The report is neutral, and that is why it holds: the tenant is invited to sign the same document. The planning before the visit and the help after it are for you, our client.

I live abroad. Can you handle the handover?

Yes. The inspector attends the handover, the tenant signs on site or by link, and you receive the signed PDF the same day.

How long does it take?

Most apartments take under an hour. The signed PDF is ready the same day.

Can I do it myself instead?

Yes. The Snagify app lets you run the check-out yourself. See the check-out inspection page for the do-it-yourself flow.

Do you cover my area?

Yes. We cover all of Dubai, weekends included.

Across Dubai.
