Still awake. Still thinking about it.

“Can he really keep all of it?” “The agent stopped answering.” “I need that money for my next deposit.” “I don’t know my rights here.” “We never did a move-in report.” “He says the whole flat needs repainting.” “He won’t even come to the handover.” “Who do I even ask?”

This happens to tenants in Dubai all the time.

You don't have to face it alone.

Late at night among half-packed boxes, a tenant sits on the floor and messages Snagify about her landlord
Before

We listen.

Tell us what's happening on WhatsApp. We explain, in plain words, what's normal wear and what isn't.

On the day

We're there.

An inspector beside you at the handover. Every room photographed and dated. Both sides sign.

“I don’t know what he’s allowed to deduct.”

You know what's fair and what isn't.

“It’s my word against his.”

Every room is on record, signed by both.

“He won’t answer, or he threatens.”

We help you reply calmly, with the photos.

“The RDC sounds terrifying.”

If it comes to that, your file is ready.

“Having them there made a real difference. I got my deposit back in full.”

Deposit deductions in Dubai. What the law says.

Article 20

The landlord refunds the deposit, or what is left of it, when the lease ends.

Article 21

You hand the home back as you received it, except for ordinary wear and tear.

What it means for you

Deductions are for real damage, and they have to be shown. Your move-out report shows what you handed back.

Questions.

What is a move-out inspection?

A move-out inspection records the condition of a rented home on the day the keys go back. Every room is photographed, dated and described, keys and remotes are noted, and both sides are invited to sign. In Dubai it is the record both sides can check if deposit deductions are disputed.

My landlord is not returning my deposit in Dubai. What can I do?

Ask for the deductions in writing, item by item, with photos and quotes. Under Article 20 of Dubai Law No. 26 of 2007, the deposit, or what is left of it, is refunded when the lease ends. Reply calmly with your move-out record. If you still cannot agree, a claim can be filed at the Rental Dispute Center (RDC), and we help you prepare the file. Read how to get your deposit back in Dubai.

Can my landlord keep my full deposit?

Only to cover damage he can show, beyond normal wear and tear. Article 21 of Dubai Law No. 26 of 2007 asks the tenant to return the property in the condition it was received, except for ordinary wear and tear. Faded paint, light marks and normal ageing are not damage. Read can your landlord keep your full deposit.

Can my landlord deduct for repainting and cleaning in Dubai?

Not for normal wear and tear, like faded paint or light marks from everyday living. If your contract asks for professional cleaning, have it done and keep the receipt. Deductions for real damage still have to be shown. Read our guides on cleaning and repainting deductions and on normal wear and tear versus damage.

How much does a move-out inspection cost in Dubai?

From AED 349 per visit with a Snagify inspector, all rooms. Larger and furnished homes cost more. Send the property details on WhatsApp and we reply with the exact figure, usually within the hour.

Will this get my deposit back?

No one can guarantee your deposit. What changes is that you are never empty-handed: a dated, signed record of handover day, and our help reading any deduction that comes after.

I never did a move-in report. Is a move-out report still useful?

Yes. Most arguments are about the day you leave. A move-out report records every room, dated and signed, on the day the keys go back. There is no before and after comparison, but there is a clear record of after.

Are you lawyers?

No. We are property inspection specialists who know how handovers work in Dubai. We explain what is usually fair, record the handover and help you prepare your file. For legal representation, speak to a lawyer.

Are you on my side or neutral?

Both. The inspector documents what they see and both sides get the same report. That neutrality is what gives it weight. The advice before the visit and the help after it are for you, our client.

My landlord will not come to the handover. What happens?

The inspection goes ahead. The landlord gets a link to sign. If they never reply, or refuse, the report records that.

What if it goes to the Rental Dispute Center?

Your signed report carries what the RDC weighs: dates, photos, both signatures and file integrity. No report format is pre-approved by the RDC. If you need to file a claim, we help you put the file together. See our RERA page for more.

What do I receive?

A signed PDF the same day: room-by-room photos with date and time, findings per room, keys, access cards and remotes, the inventory for furnished homes, and a QR code and file fingerprint so anyone can check it was not edited.

When should I book?

The day you return the keys, once your belongings are out and the place is cleaned. Book a few days ahead. Weekends included. Free cancellation up to 48 hours before.

How long does it take?

Most apartments take under an hour. The signed PDF is ready the same day.

Can I do it myself instead?

Yes. In the Snagify app, a move-out report starts from AED 99. See the check-out inspection page for the do-it-yourself flow.

Do you cover my area?

Yes. We cover all of Dubai, weekends included.

Across Dubai.
